Yes. Removing or altering a load-bearing wall always requires a permit and an engineer's sign-off. We handle both as part of the job, so you don't have to deal with the city yourself.
02How do I know if a wall is load-bearing?
You can't always tell by looking at it. Some walls that seem decorative are carrying real weight, and some that look structural aren't. We check this during the site assessment before any work starts.
03What is underpinning and when do I need it?
Underpinning strengthens or deepens an existing foundation. You'd need it if you're adding a basement level, building an addition, or if your current foundation shows signs of settling or cracking.
04How long does a typical foundation or footing job take?
Most residential jobs run from a few days to a few weeks, depending on scope, permits, and weather. We give you a real timeline after the site assessment, not a rough guess.
05Is my home safe to live in during the work?
In most cases, yes. We plan the sequence of work so your home stays structurally supported at every stage. If a section needs to be temporarily vacated, we tell you upfront, before the job starts.
06Do you handle both the structural work and the permits/engineering?
Yes. We manage the engineering, permits, and construction as one process, so you're not coordinating between separate contractors and engineers yourself.
